Property tax is the main revenue source for civic bodies in Delhi. It funds road maintenance, sanitation, and other urban infrastructure projects.

About MCD and Its Structure During 2021-22

MCD began as a single body but was split into three corporations on 13 January 2012. These were North Delhi Municipal Corporation, South Delhi Municipal Corporation, and East Delhi Municipal Corporation.

Each corporation independently administered its zone and collected property tax across 1,397.3 sq. km. By 22 May 2022 the bodies were unified again, but this happened after FY 2021-22 had ended.

Who Was Liable to Pay Property Tax

Every owner of immovable property within Delhi’s municipal limits was liable to pay tax for 2021-22. This applied whether the property was vacant land or a built structure.

Owners of commercial and industrial property were included, along with residential owners. The responsibility to pay always stayed with the owner, whether the property was self-occupied or rented out.

MCD Property Tax Calculation Method

MCD uses the Unit Area System, introduced by the Government of India, to calculate tax. The Annual Value is found by multiplying Covered Area with the Unit Area Value, Age Factor, Use Factor, Structure Factor, and Occupancy Factor.MCD Property TaxDelhi’s colonies are grouped into eight categories, A to H, based on development level and market value. How to Pay MCD Property Tax Online

Visit the official portal of your relevant corporation and log in, or register as a new citizen. Locate your property using your UPIC, or register a new property if you don’t have one yet.

Fill in details like occupancy, usage, and built-up area to see the auto-calculated tax amount. Complete payment via net banking, credit card, or debit card, and download the receipt.

How to Pay MCD Property Tax Offline

Visit the zonal office or an authorised ITZ cash counter near your locality with your UPIC ready. Make the payment at the counter to receive an instant receipt on the spot.

This receipt also carries your property tax ID for future reference. Keep the slip safely for later payments and any correspondence with the corporation Property Tax.

Rebates and Concessions

During FY 2021-22, a circular listed eligibility criteria and area limits, usually up to 200 sq. m, for rebates. Persons with disabilities, ex-servicemen, women owners, and senior citizens could claim these through the portal.

Taxpayers who paid online before 30th June received a 2% online payment rebate. Those who paid the full amount in advance could save up to 10% through the advance payment rebate.

Penalty for Late Payment

Owners who missed the due date for FY 2021-22 became liable for interest at 1% per month. Additional penalties also applied under the corporation’s rules.

Pending dues from earlier years kept adding principal, interest, and penalties together. To help clear these, MCD ran the Sampatikar Niptaan Yojana, an amnesty scheme with a partial waiver.

Documents Required for Property Tax Payment

Owners should keep identity proof and sale deed or property registration papers ready. Proof of built-up area, the previous tax receipt, and the UPIC are also needed.

If claiming a rebate as an ex-serviceman or senior citizen, keep the relevant certificate handy. Having these documents ready helps avoid delays during payment.
