There’s also spillover into 58-67 through these connections, which is why SPR feels far more integrated than people expect on first glance.

Road infrastructure is honestly the strongest part of this network, with an elevated corridor upgrade underway as a ₹750 crore project that should ease the daily grind for residents.

Public transit, though, stays limited buses stop at select junctions like Tigra Village Chowk and Vatika Business Park, service is infrequent, and there’s no metro line yet, with the nearest point being about a 17-minute walk to Sector 54 Chowk.

Until elevated corridors and metro extensions actually open, most people here lean on private vehicles, taxis, or feeder services to get around SPR comfortably.

Meanwhile, water sewage capacity is getting a boost through a Sector 72 boosting station rated at 240 MLD, along with Behrampur STP upgrades, all aimed at serving Sectors 58-76 along SPR.

What to Expect Over the Next 3–5 Years

Over the next few years, commute times should fall as grade-separated sections and elevated sections open up and bottlenecks reduce across the corridor.

Utility upgrades covering water, sewage, and green mobility should improve livability and cut maintenance issues for RWAs managing these societies.

Price gaps should narrow too, with well-connected properties and frontage properties commanding a premium, while secondary assets still gain from this broader infrastructure push.

Buyer Checklist Before Purchasing on SPR

Before you buy on SPR, drive the last 1-2 km approach road yourself during peak traffic hour, in both directions, so you feel the real peak traffic rather than trusting a brochure.

Ask pointed questions about drainage  request monsoon videos and a water-logging map for the sector  and check power backup, since these details decide your day-to-day comfort more than amenities do.

For under-construction towers, verify RERA progress updates and escrow status, compare maintenance charges in ₹/sq ft against the amenities on offer to work out your real monthly cost, and check distance from high-traffic junctions and active construction zones for noise and dust exposure.
